Buyers can save up to 55% on Historic Courthouse Building Units; Open House Events Scheduled for Oct 8 and 15

Wheaton, Illinois (I-Newswire) October 3, 2011 - Leaves aren’t the only things falling this autumn. Prices have also dropped on the three deluxe condominium units remaining in the fully restored, historic, six-unit courthouse building located within Courthouse Square in Wheaton.

In fact, buyers can save up to 55 percent off the original prices listed on these completely finished move-in-ready condominums, one of which is a fully furnished model and two of which are brand new and are being showcased to the public for the first time, according to Focus Development president Tim Anderson.

Focus Development will host a one-day closeout sale at the community on Saturday, October 22 starting at 9 a.m.. Beginning Monday, October 17 at 9 a.m., contract appointments will be scheduled on a first-come-first-serve basis to those who phone (630) 690-5900 or visit online at www.HistoricCourthouse.com (look for the contract appointment link in the upper right corner of the home page). The lucky party who secures the first contract appointment will be able to purchase the condominium of his/her choice on October 22 for 30 percent off the already discounted price; the buyer with the second contract appointment will get 25 percent off; and the buyer with the third contract appointment will get 20 percent off.

Prior to the closeout sale date, interested shoppers can tour the three last residences at one of three upcoming Saturday open houses, scheduled for October 8 and 15 from 10 a.m. to 4 p.m. or by private appointment before October 17.

“This is the last hurrah for the condominiums in the historic courthouse building, and the final opportunity for three smart home hunters to claim the condominium of their dreams at an absolutely incredible price,” said Anderson. “But we expect these luxury units to go very fast, so it’s important that you register online and make plans to visit before the closeout sale date.”

Anderson noted that prospective buyers also need to be preapproved for a mortgage prior to the sales event and have funds certified for the necessary down payment. Mortgage preapprovals will be conveniently offered at any of the builder’s three open house events.

All three residences are located within the renowned 115-year-old DuPage County Courthouse clocktower building, which has achieved landmark status. The structure was lovingly refurbished over the last several years to convert its interior for residential use and carefully restore its distinctive exterior.

An exquisite grand staircase in the corridor, tin ceilings, terrazzo marble floors, opulent wainscoting in the lobby, custom-made terra cotta and porcelain tile, and European sandstone are just a few of the plentiful highlights built into the courthouse square edifice.

“We went to great lengths to maintain the original charm and grandeur of this stately structure,” said Anderson. “When you purchase at Courthouse Square, you’re buying a piece of history. You’re claiming an exquisite space within one of the most recognized and respected buildings ever crafted in DuPage County. Just think—you could be living within space that served as the county courthouse, or be able to entertain friends and family in the actual clocktower, one of the area’s most famous landmarks.”

The three unique condos available are:
• The Courtroom, a two-story residence which has served as the community’s fully furnished model, featuring three bedrooms; three-and-a-half baths; 27-foot-high ceilings in the living room, dining room, and kitchen; a first-floor master suite with a separate sitting room, extra-large walk-in closet, and a deluxe master bath equipped with heated floors, a deck-mounted whirlpool tub, and a separate oversized shower with a built-in seat; a second floor with a lofted family room, adjacent office separated by a two-sided fireplace, and guest suite with a sitting room and step-up to the sleeping area; and approximately 3,600 square feet. Originally priced at $1,699,900, The Courtroom can be claimed for as low as $769,930 after eligible discounts are applied—a 55 percent savings.
• The Clocktower, Courthouse Square’s premiere luxury residence and largest unit, providing three bedrooms; three-and-a-half baths; a private balcony in the clocktower; two master suites (one on each level); two-story living room; formal dining room; library/reading room; office; and 4,683 square feet. Priced originally at $1,949,900, The Clocktower can be purchased for as low as $944,930 after applicable discounts—a 52 percent savings.
• The Chambers, offering three-bedrooms; three baths; a first-floor master suite; private patio; private ground floor in-law suite with separate entrance; lower-level family room; formal living and dining rooms; and over 3,900 square feet. Originally priced at $1,449,900, The Chambers can be claimed for as low as $692,930—a savings of 52 percent.

Each one-of-a-kind condominium boasts upscale features and exquisite amenities, such as ceilings at least 11 feet high in the main living areas; ventless gas fireplace with granite hearth and surround (per plan); nine-inch-high wood base molding with cove detail; historically replicated windows with bronze screens; satin nickel lever door hardware throughout; Wolf, Sub-Zero and Bosch appliances and custom cabinetry in the gourmet kitchens; upgraded hardwood flooring; and much more.

While each condominium lives spacious inside, homeowners won’t have to worry about any upkeep outside, thanks to the community’s low-maintenance benefits that include snow and leaf removal, lawn care, and exterior maintenance.

“Your perks don’t end there,” said Anderson. “Every home includes two heated, underground parking spaces as well as roomy designated storage areas. Plus, visitors have plenty of outdoor guest parking areas to choose from. And the community offers plentiful green and open space — comprising over 55 percent of the entire property.”

What’s more, Courthouse Square’s community center building, previously the campus’ States Attorney’s Office Building, has been converted into a community center facility for residents. Aside from professional office space for rent, the building offers homeowners with a fitness center and a fully furnished hospitality suite complete with a gourmet kitchen for parties and meetings. An outdoor swimming pool for residents, open between Memorial Day and Labor Day, is right outside.

Spanning more than six acres, the Courthouse Square property is bordered by Willow Avenue and Liberty Drive to the south, Naperville Road and Washington Street to the east, Reber Street to the west, and train tracks to the north. Residents enjoy convenient access to Roosevelt Road, I-355, I-88, and the downtown Wheaton Metra station — which gets commuters to downtown Chicago in 45 minutes. Also within close proximity are Arrowhead Golf Club, Herrick Lake Forest Preserve, Wheaton Waterpark, and shopping at Danada Square and Oakbrook Center mall.

To reach the community, take I-88 west to I-355 north and exit at Roosevelt Road west; head to Naperville Road and turn right; proceed to Willow Road and turn left; head to Reber Street and turn right; and proceed one block to the historic courthouse on your right, located at 201 Reber St. in Wheaton.
