Matt explains: "One morning, a lady came into our office in a rather flustered condition to enquire about our commission rates. She had instructed another agent to sell her three-bedroom flat in Cholmley Gardens, West Hampstead for £1,000,000 but she believed that the sale was about to fall through. As her family's plans to move to a new property on 1 May were contingent upon selling her current flat, she was under real pressure and was considering instructing a second agent.

Matt quickly lined up two potentially interested clients and arranged viewings for the same afternoon, based solely on his description of the, as yet unseen, flat. One client was so impressed by what he saw that he arranged a second viewing that evening and, after meeting with Matt, made a firm cash offer for the flat that exceeded both the previous buyer's offer and the original asking price.

Chelsea Square Partnership followed up by negotiating a non-refundable deposit that was transferred the very next morning. They also agreed with the purchaser's solicitors that exchange of contracts would take no more than a fortnight from receipt of the draft paperwork. The boutique agency arranged for a full structural survey to be carried out and the exchange was completed within the originally stated two-week deadline, in time for 1 May.
